Body language often tells me more about a buyer's interest in the home than what they are saying. Often body language is involuntary, while what a buyer says might be less than articulate.

I have no statistics on this but I don't know many who have. Many of us probably have a few bits of information about body language, like leaning in to indicate interest while listening and spreading our appendages out (rather than crossing arms and legs) to project openness and confidence.

Some buyers ONLY give off body language, and do not say much outloud.   I have not officially studied, but doesn't take long to figure it out.

 I just posted this discussion on my FB page: People tend to like people who are like themselves or who are like they want to be. Consciously or most of the time unconsciously we all use matching and mirroring of those we like. Only 7% words, 38% tonality, 55%!physiology.

1. Scrips make me violently ill ... and I will vomit on anyone who scripts me. 

2. Body language is HUGE.  It will say MUCH MORE than the words. In fact, the body will tell the truth while the words emanating from the mouth say something else.  Watch there eyes ... where are the looking?  The eyes will tell  as well.

I'm all for observing body language and micro-expressions and especially "trusting your gut" if you think something is not matching.

Everything should be taken in context, though, and we don't always know the context for either spoken words or non-verbal communication.

e.g. client and significant other are viewing a home, their body language the whole time screams disgust and "get-me-out-of-here-NOW" but they both say they love it. Based on the discrepancy between the spoken and non-spoken, one might think they really hated the home and were just humoring the agent. If you find out they had a big fight about something not related to the home search just prior to the viewing, would that change your interpretation?

I key in on body language and it prompts me to ask questions like, would you like to move on the the next house or have your seen enough? It also tells me who is the likely decision maker and what the hot buttons are that they may have not disclosed or known themselves.

There's a great book called "How To Read A Person Like A Book" and it explains facial and body gestures essentially. You can go too deep or you miss the conversation, but: if the husband is already planning which room will be his office and the wife is walking out to my car, I read that as a no sale!

I don't focus on body language, because many people ( me included) will deliberately avoid or alter body language. I told some buyers i was showing houses to yesterday ( even if you like this house, pretend that you don't). it was an open with 3 agents hosting it.

Know about body language -100% of agents are aware of body language.

Those who actually PRACTICE scripts will practice body language techniques.

Are either the magic to success....I would say NOT.
