One reason is to keep it fair, if there are multiple Realtors someone is going to work for free. I always ask the right questions to find this out before I show any properties.

What Ryan Huggins - Thousand Oaks, CA said... and loyalty.  If a great property comes up, the buyer wants an agent to feel a loyalty to them, as a loyal client, to get first opportunity to look.  It is a two way street.

It is important for us as a Realtor to know that we will be compensated should the buyer find a home in the community we serve.  I can understand if they are working with another agent in a completely different area.  It would be great to know this so we can decide if it is worth our effort.  We do do this to make a living after-all.

Nothing would be worse than scheduling to show them property that they have already seen with someone else. Loyalty matters and hopefully they will respect your time and efforts on their behalf.

It's an agents duty to explain buyer agency, and then can choose to continue to work with that buyer or not. Many buyers will eventually choose one agent.

There is no reason for the buyer unless the agent creates it.

Too many agents will drop whatever they are doing to cater to a buyer. Until the agents understand the value they bring, don't expect the buyer to find it. What is given freely is valued cheaply.

if the buyer wants a buyer's agent to work full force for that buyer, that's the only way it will happen....otherwise, the buyer will have seen the properties with other agents and that would end the relationship, for sure!!!
