This is my first time here. BE EASY ON ME!   

I have a formal listing and buying presentation. I normally  only use it to help my client if he asks detailed questions that are important to him. We normally end up covering almost everything by just going over the process. Then I tell them I will e-mail them a copy if they want one. I have found that normally they don't want one.  My biggest and most important question is to ask, Do you trust me? And will you be patient during the process?  The most important part I focus on is the CMA and pricing. Seems that getting a trusting relationship starts the whole process. It makes it so much easier.  Every house is different and every client is different, I like to qualify their personality first, so I know how they want to proceed.  I really just like to enjoy my listings and not use a lot of fluff.  If I've done my homework, on the important pricing issues, it is really what they want to know about. Keep it simple. so they dont fall asleep at the table.

So looking at all the other posts, seems like mine is the longest!  I shared!
