What are the pro's of specializing? You simply can not be all things. Without exceptions any agent in business over 15 years has sold condos and ranches, villas and McMansions. There is, however, that one niche, special to us all.
The niche that found me is churches. Florida horse ranches and churches. Who'd of thought that.
Pro's: when you know your specialty you can create delineation between your business and the sea of smiley faces. But you must take care that the specialty can support a real business. I.E. one bedroom homes on 1 acre estates would be a bad specialty, cause there is only one Bate's house in Pinellas County.
I like to eat and I might get fat is the consequence .
The key to any specialty is that you love it. That is the ultimate pro! Explore the possibilities. A
1989, and I evolved into an investment specialist. The advantage is lack of trained competition.

Income potential, Luxury. The number one aspect needed is competence and knowledge. Mistakes are prohibited. Ron and Alexandra Seigel write an awesome blog post on more characteristics of a successful luxury agent. Not a one hit wonder.

I always had inventory....and the inventory needed to move, and it didn't matter what the market conditions were.... when the market tanked, I still had plenty of deals...the banks worked with the builders...they didn't want anymore homes in their asset management dept..

Company I work for onces had me work on 4 lease buildings, it was interesting.
I opened my first real estate office as a career option after finishing law school. Working with builders and developers was a successful niche for me.

I am not a typical 9-5 desk job person. I love the flexibility and dynamics of my job, and the people I meet and work with. I specialize in Residential and Investments. People always need housing, so the well never dries in finding clients. I fell into investments when I met someone who wanted to buy a rental. From his sales and referrals he gave me, I have sold close to 15 investment properties, and rent them, too.

Passed the test and got my license December 11, 1985 at the ripe age of 18. My specialty is listing homes, however i do work as a buyer broker to those whose homes i am selling and buyers who are referred to me. I LOVE IT
My specialty is luxury oceanview homes, a great niche here on Kauai.
I deal in Forest land, and the pros are very clear. But it does take a lot to get into this area, like a degree in Forestry.

Good morning Alex. I got into the business because I wanted to be an active investor, sold my company after 15 years, but have continued as an investor.
David makes a good point and your response is unprofessional. This is a forum for people in the real estate industry. We are not a place for students at your particular school to do their homework. The fault lies with your teacher, however. He or she is the ONLY teacher that requires students to post to this forum for a homework assignment.
We have had a number of your classmates post Their (stupid) homework questions to this forum. Those questions show a lack of respect for our community and for us as professionals.
And before you get all angry at someone's post, (the writer has been a part of this group for a long time) you should think about why the person said what they did.
Additionally, lest you think I don't care about students, I teach law and business classes at the law school, in the MBA program, and at community colleges. I would NEVER have my students use a professional forum to complete homework assignments. It is simply disrespectful to the members.
Please pass this information on to your teacher.
I spent a lot of time in my life working hard for other people. I decided it was time to put my hard working self to work for me.
I had also done two real estate transactions that were screwed, and it was because of the agents involved. I decided if they can it...I can do it, and do it better.
