So many of them have this idea that if they wait for the price of their home to go up then they can afford a nicer house. They don't take into account prices also going up where they want to buy. 

A couple of interest rate increases will bring them back to reality.

I have long processes with clients. But that's pretty standard in CRE. Residential? At this time of year, if they're coming in, they're buying soon, or waiting till the rush dies down. They won't be able to ruminate over a particular house for long.

I have not had any 2-3 year windows. The average is 90 days with some as little as 60 but some as long as 120 days who are more limited in what they are looking for.

Maybe it's exactly as you state you are working with seniors who lost slot of equity in their own homes and are waiting for that to build up again so they can retire comfortably or they just cannot decide on moving due to family , health or other issues.

It depends, some find a home quickly, and can secure the home without multiple offers, and others take years.
