NO....never on a resale....I have builders who are very loyal and even if the buyer goes directly to them, we do the deal and get a full commission....I've listed 40 subdivisions and have had 2 listing agreements.... the builders were usually afraid of making ME angry and cutting THEM loose.... a great working relationship for decades....they're all retired now....JUST AS I SHOULD BE!!!

Nope. Why would I want to spend my time and energy with someone who does not respect my work? On the other hand, If I have a buyer who is interested on a FSBO property, then I will contact the seller and request for the one time showing. I like to think that I spend my time wisely only with those I am proud to call clients.

No... I spend a lot of money marketing my listings, so they would need to front me that money before I did anything. But how would I market it and syndicate it out without mls? That's what's known as an exclusive agency agreement, but even that needs signed documents here.

While there are properties I may like to market in order to try and find a buyer (no different from marketing my own listings, really), I would need some type of written agreement to protect myself from potential liability if I decided I wanted to give it a shot. Then it's a FSBO, I'd definitely bring it to a buyer if it was a fit. I'd market it to other buyers in my database as well. Heck, I'll throw $50 at a FB ad too and see if I could leverage it into some leads.
I don't do dual agency, so wouldn't make sense for me to have them sign a listing agreement anyway if I'm repping the buyer.
