I rely on my situational awareness, defensive tactics/martial arts training and any tools I may be carrying on me (usually two standard tools and several things I can turn into tools - like a belt).  I also have no problem "doing whatever it takes to survive" and would rather live with the consequences than be buried in a box.  What's the old saying "I'd rather be judged by 12 than carried by 6."

I don't show after dark. I listen to my gut and don't do anything risky. I would rather lose business than to be at risk.

       I know and understand Florida Law regarding self-defense, particularly the Castle Doctrine and the Stand Your Ground Law. 

   We are fortunate that the State of Florida recognizes our right to protect ourselves, our families, and our homes.  

I telk them that I am in the safest city in US.  Don't like it go to Detroit....

My clients are almost always known to me or referrals so it isn’t a big problem. In that rare instance I like to meet them at a coffee shop, etc. first and then only show them vacant houses until I’m comfortable. With a vacant house I can let them roam (I go back later to check windows and doors) and stay in a safer place by the front door.

Yes. No more meeting total strangers at the property. First consultation must be at our office and a copy of their driver's license is mandatory.

I have the Samsung Galaxy 6 Android phone with 'Send SOS messages', an emergency alert (find in privacy and safety settings) that will send a photo from the phone front and back cameras as well as a audio recording by hitting the power button 3x quickly. You choose to whom the message is sent, and it includes a map locator.  Be safe!

 It is sad that there are those who prey on the unsuspecting. Especially females.

I am not if fear while showing homes.  Our community is one of the safest in the USA and being an older male doesn't set me up as a target.

Alas, not enough, but aware.

I make sure any buyer I show is prequalified and a real buyer.  If they give me any trouble, I just bust out the biceps and scare em!

Oh! And in the words of my favorite RE Attorney, the #1 risk reduction tool is client selection. We like to work with who we know, or is known to us or known to someone we trust. And we might have some other things too.

We have 2 missing people in my county RIGHT NOW, one an agent, and both may have made bad choices about who they met with and where. 

Status quo for me. My background and training working for a police department many moons ago still resides within me.  Safety first above all else.

Everybody needs to take care and put personal safety first. 

Start with common sense and getting to know about the people you plan to meet. Some areas require more planning and defense strategy than others.

I follow all the recommended procedures (have a buddy with me whenever possible, notify someone where I am and expected schedule, always stand nearest to exit of room, etc.). And I have my phone in hand with the Real Alert app open, ready to screech the alarm and instantly dial my emergency number.

Yes for one I carry and I keep myself between my clients and the door.  I also survey the home as I go in for anyting thta looks suspicious

If I am meeting a man whom I have never met, I always ask someone to go along.  You just never know these days.

Even though I am a guy, we should all take precautions.  When I am going to show a property, I dont show property to people I haven't met - for both the safety of myself and for the property owner.  I dont show property at night unless there is absolutely no way around it, and besides, it too hard to see things at night.  And third, I always text the addresses I am showing to my partner so that he has a general idea of where I am going to be.  There is always the possibility that something can happen and maybe it wont happen at the property, perhaps it happens on route to a showing.  Finally, when I am finished I send a message that I have finished and heading home (assuming that the showings are the last thing I am doing that day or on a weekend).

Mostly, I go by my gut feelings. The areas I practice in are pretty high end and I do check people out before I go and meet them. With all the traveling I do, that's probably where I am more at risk.

I think the agents here are not as cautious and/or as careful as they should be....
