I am not familiar with Florida, but in Ontario, it is possible to join up to multiple real estate boards and access the local MLS through them. Also, many boards allow access to a subset of the features to other boards via various agreements.

I don't know about Florida but I do know that in New Mexico we are licensed to sell all over the state however, in order to have MLS access to certain areas outside of local MLS, my Broker has to become a member of the MLS in the county I want to become active, from there I also have to become a member in that MLS county. You have to pay for the extra MLS access. You can call your MLS board to get details and then let your Broker Know where you want to venture out to, and see if he/she is willing to become a member of that MLS to help you.

I'm in CA, so I would not know, but the local mls i belong to, has accesses to listings of most local mls, commercial, and national listings. Yet, why would you work in the area you do not know, unless your client is an investor or/and you are willing to travel.

I can legally represent clients in selling and buying real estate all over my state. However in practice its not a good idea. I don't know about values and local regulations and customs and how to find school information of areas I don't work in on a regular basis. I would be putting buyers and sellers at disservice to try to do so.

Yes you can. Your license allows that. But it may not be the best thing for your client. Different parts of the state can have different customs. For example, termite inspections are common in La Crosse. 10 miles down the road, they've never heard of them. In La Crosse, we have title companies that do all the work. Across the river, lawyers do it. It would be better to refer and get some money on the transaction, rather than risk making a mistake and getting a commisionectomy.

I serve 40-50 mile radius of Dayton, Ohio where my office is located. Anything outside of that I am happy to refer the business to an agent who is qualified in that particular sellers market. As far as that goes, I look for business outside of Ohio with my family & friends and get a 25% and sometimes a 30% referral fee. If you build a real estate team across your state could be way to get this done. I would love to hear how, if anyone is able to list in their whole state without a large team effort. Technology is growing so fast but I still like to physically shake my clients hand.

I do not know how you describe your business or have knowledge of the content of your business plan. What I do know is new solutions are available to those entering real estate today expand the options available.
These options are presented to 'I thinking about real estate' folks before they enter the school. It may be too late for you to adapt to the emerging model.
I would suggest getting out of the box and seeing all that is available. Then exploit the opportunity the MLS, franchise brokers and NAR created by not protecting the participating agents.

It would be very hard to sell where you don't have MLS access and why would you want to? How can you truly represent the best interests of your clients in markets you are not familiar with? I am licensed in all of North and South Carolina, but don't sell throughout the entire states. And my mls actually provides all the listing data for NC's mountain area--but I know nothing about it, it's two hours away, why would I put myself out there. Better to send a referral.
