Happens to me every once in a while.  Good way for agents to get out there and find buyers.  Last time that happened the agent was from four cities away from the listing.  A bit silly if you ask me.  I was heavily marketing a sunday open house I was holding there and told her no to a saturday open house.

 

We used to let others hold our homes open, but we have since stopped that practice.  Within the last two years (while I was in the corporate world) an agent who was holding one of our listings open had an interested party come through and almost write on the house.  It didn't quite work out and he ended up selling them something else.  Good for him!  Now that I'm in play, I'm holding homes open looking for that result.  That is why we stopped.  We are not opposed to letting others hold them open, but primary choice will be one of us to do it.

Before I had Open Houses, I had asked other agents if I could do an Open House for them, and they were kind enough to say 'yes' Richie Alan Naggar.  They did not know me, but they knew Roger.  I always gave them prompt feedback on anyone who visited my Open House, with their 'Likes' and 'Dislikes', in case they had to pass on that info to their Seller.  I always 'Thanked" them, too!  Now that we have enough of our own Open Houses, I do not need to ask anyone . . .  other agents have asked us, and Roger has never said 'no'.  This does not happen very often.

Is this an agent from your office? Does this agent know the house and the area? When we list a house, we assure our clients that we will be representing them and not an inexperienced assistant. When they hire us, they get Larry & Sheila and no one else...just saying ~

If it's an agent you know well, then ok, let them tell you what their game plan is.  Otherwise, I think it's pretty tacky and says "hey, can I piggyback off your hard work to strum up some business for myself?"

 

I would think, though, that if you wanted help with a host for an open house, you'd likely ask.

Richie - Obviously they are looking to find buyers. I probably wouldn't do it unless I knew the agent well, and/or if they were at the same brokerage.

I would only allow agents from my office to hold open one of my listings.  If they haven't seen the property then I meet them there and show them around it so that they are familiar and not just going in blind.  If it is occupied, I introduce them to the client because they may arrive on the weekend before the homeowner leaves.  Then I see what kind of feedback I get and I shouldn't have to ask for it.  After that I can decide the next time I need someone to hold it open whether to use them again or not.

As for the agents that say that they are only looking for buyers - of course they are. All of us at one time or another didn't have the pipeline of business we do now and we were looking for any spinning plate to build our business.

We often allow other agents to hold our listings open if we are tied up with other more important activities. Sellers love the activity regardless and it shows respect for our sellers' needs and helps out other agents needing activity.

An agent from your office? Sure.  I got a call today - agent in my office has new listing and homeowner wants an open house on a certain day. (will be out of town)  Agent is unavailable and asked if I would do it. Yea, sure I may meet a buyer and it's in a nice area.

I never do my own open houses anymore, I don't have the time! So, if I am holding a open house for a seller, than normally newer agents in my office do them. It works out great! I don't have to waste a few hours of my day, they get the experience and possibly pick up a buyer client!

Short answer is no.  I've had agents from different brokerages lately calling and asking to hold open houses for me.  Must have been a seminar somewhere saying this is the new thing to do.  No way would I have another agent other than one of my team agents who are trained hold one of my listings open.  Too much can go wrong

Is the agent with your brokerage?  Then sure, why not?  I often hold colleagues' listings open and allow them to do the same for me.  Since most of the agents in my office don't do dual agency under any circumstance, it's a good way for all of us to pick up buyers.

Someone from outside your office? Strange... I would not do it, just think of the potential liability for you - if that agent is not in your office, he or she has absolutely no relationship with your seller. If it's someone from your office, sure - the listing belongs to the broker.

A lot of new agents will do this.  I am ok with giving them a hand up and letting them try and work with buyers who walk in.  Just make sure they advertise the open house and brings the signature.

A very strong possibility I will say yes.....but only if they do the open house properly. That would mean a open house with a purpose. Only a newbie is receptive to the suggestion a 1990 open house is a waste of time.

If it is an agent from your brokerage, it would be nice of you to do that if the seller is ok.  If this is an agent from outside your brokerage, ask the broker.  I had an agent from another brokerage ask me if I could do an open for him.  My broker nixed it because of possible liability with representation.
