I do not say or put words in ads or mls that state "Act Fast", "this won't last" or "Better Hurry."

First, I think it's a cheesy way to market a property. Second, I have seen many listings that I expected to sell quickly and they end up sitting on the market for months.

So, I stick pricing homes correctly,  writing about the homes amenities, features, and qualities. I do not try to predict the future with a silly and immature innuendo that at best lets me give an "I told you so" moment to those who somehow missed the deal of their life and at worst can make me eat crow. Neither outcome serves me very well.

I do not, but have seen it done.  I marvel that the agents do not keep an eye on it and it is months later with the MLS comments still showing, "won't be on the market long...gone by winter" and it is Spring and 150+ days on the market. 

Personally, I think the verbiage sounds like a used car salesman.

I try to stay away from cheesy "sales" lines.  I dont like or appreicate it when shopping for a car, bed, cellphone, etc.  I desribe the property in accurate terms.   I also dont like it when agents USE ALL CAPS LOCKS IN THE LISTING!   Are they yelling at the reader to come view it?  I dont like it.

the best call to action , is action. the best way to convince a buyer to act, is the agents history. which is partially price... for instance, our projects tend to sell out quickly, so people know when they do come avail, better act (if you want to)  so if you had a listing in the neighborhood that sold quickly a month ago, i might say  The last one in this neighborhood only lasted a week"  dont wait. even considering a resale and different owners

No, in general I wouldn't tell people how to act or think in marketing remarks. Too high of a probabilty of pushing a negative reaction button, in my opinion.

I no longer use the phrase "it won't last long". I had a listing in a neighborhood which was booming. It was priced right and we had 4 offers in the first 4 days. I didnt even have a chance to refine the write up in the MLS.
