The ONLY issues I've had with TRID are incompetent Escrow Officers that unilaterally change the numbers on their estimated settlement statement and DO NOT match them to the CD. Insanity!!!!!!

NAR was able to influence the CFPB to delay this until late last year so I believe the extra time and the relief from penalties helped smooth the path. What I like about TRID is imposing timelines esepcially for buyers getting their information in on a timely basis and REALTORS® not waiting until the last minute.

Things have been good for the most part. My big issue is where before title/escrow could do very little to screw things up late in the process, now they can throw a huge wrench into the process last-minute.
I just had an attorney's office screw up transfer taxes, approve our CD, THEN (the day before settlement, after the CD that they approved was sent to the borrower) inform us they screwed up and we needed to add nearly $2000 to borrower's costs.
I predicted TRID would really bring to light the level of laziness & incompetence that's rampant in the industry, and in my experience, it has. It's also shown who the true professionals are.

My only experience with TRID is seeing it discussed by people involved in the US real estate market. TRID does not apply in Canada.
