It may not suit the buyer to have a dream house in mind but had HOA restrictions. That may just pertain to exterior style or simply color pallet. I am a home builder so for me its a no brainer. Where is that dirt road you live on-what a cool quiet neighbor?

Cons...stay hands on and understand where one trade leaves off and another begins and the in betweens. Also, how you finish it inside determines costs and over-urns.

It could depend on the builder and how much money I have on hand to cover overruns. Cons are " wells ends up needing to be drilled 600' but builder estimated 300', hitting rock when starting to dig foundation, septic system costs can run over, builders allow for 1/4 acre of lot to be cleared, but owners wants 1/2 acre cleared and landscaped, etc, etc.
