Fred - If I had a choice and price was the same, I would choose building custom, even though there may be more issues. The only thing I don't like about either choice is the HOA.

It may not suit the buyer to have a dream house in mind but had HOA restrictions. That may just pertain to exterior style or simply color pallet. I am a home builder so for me its a no brainer. Where is that dirt road you live on-what a cool quiet neighbor?

If it was for me I would rather custom build. Most buyers however are not prepared for what is ahead in the custom building process with delays and cost overruns.

Building is the most stressful thing you might attempt.  Speaking from experience, you really need to work with an architect and even then it might not work out.

There is also a hybrid semi custom home where you can choose much of the kitchen and bathroom finishes but they are stock plans Fred. You get 90% of what you want.

Everyone, if able, should build their own home in this lifetime. It is not only educational but to see your dreams and thoughts solidify and then invite you to live in them...well, there is nothing like it. Cons...stay hands on and understand where one trade leaves off and another begins and the in betweens. Also, how you finish it inside determines costs and over-urns.

I would rather buy a spec house if I could find one with most of the features I want.  Otherwise, I would be willing to try and go for a custom built home and deal with the hassle and potential higher costs.

It could depend on the builder and how much money I have on hand to cover overruns. Cons are " wells ends up needing to be drilled 600' but builder estimated 300', hitting rock when starting to dig foundation, septic system costs can run over, builders allow for 1/4 acre of lot to be cleared, but owners wants 1/2 acre cleared and landscaped, etc, etc.

Building is always a challange and cost over runs is normal.  But if it was me I would find a spot without an HOA

Cons - Often costs more, often overruns in cost and timing, and need to pay for a place while renovating (either rent, hold onto current home
