Of course, I know the difference. And in fact, I hand out a document to all prospective buyers entitled "Are You A Client Or A Customer." I have clients who start out as customers and then become clients. But at the end of the day, once we are heading towards a contract they have to be clients.

I have both. Sometimes I'm glad some customers never became clients.

We have clients and customers in our market.  Clients are ones we have an exclusive buyers agreement with and give full fiduciary duties to.  Customers are typically buyers we don't have an agreement with and have minimal fiduciary duties to.  

You have to understand the difference if you are going to last in this business. A

For me this is semantics, in fact I choose to have relationships in my business.

I often wonder the same thing when i hear agents say they require someone who called in on their sign to sign an exclusive buyer agency agreement.
