construction is taking many different roads...check out Blu homes. mfg homes do allow for some economies...and control. the public still has a preception problem. i for one would not hesitate to own one. however i can usually compete with retail sales of these as i dont have a big mark up. around here 150 a foot for structure is going rate. i can build one for 120 that is nicer... but i love the quickness they represent

In Wisconsin, we are allowed to sell one mobile home a year. This is one construed to not be permanently attached to the ground. If it is permanently attached, we have no restriction on modulars. In some areas of my market, modulars are quite common and banks don't blink at loans. In more urban areas, it is a more difficult sell. You have to create a distinction in the buyers brain between a true modular (with a HUD number) and a factory built home. Some people see a factory built home and just refuse to even look at them.

The subject of these different types of homes is somewhat complicated. I've written a few posts on this subject. Just search manufactured homes versus modular or something like that. I believe that each state probably handles them differently. In my state you can put a manufacture home on property, but you don't have to tie it to the land. That is unpurged. If you tie it to the land, most desired by lenders, then it's purged. modular homes are taxed and considered site built.
I could do a blog post on this. Oh wait. I've done at least two of them on this topic.

I don't handle these. I remember from the exam that they need to be attached, registered and something else then they can be sold as real property to a second owner. First owner buys them differently and you have to have a special license to sell them the first time.

It the struture is attached to a permanent foundation then TN considers it real property and not personal property. I sell real estate but not personal property. I used to sell mobile homes if they sat on the land and it required a real estate transaction and separate bill of sale. I don't do it anymore. Not my niche.

We have many manufactured homes as well as modular homes here some are located in manufactured home communities, others are on private land. Depending on age and circumstances, they can be financed. At least here in Florida, real estate agents can sell manufactured homes together with the land beneath but not if they are located in an area where lot rent is collected. Florida issues registrations similar to vehicle registrations for manufactured homes that will have to be transferred to the new owner at closing.

We have tons of them, from old singlewides to super custom luxury homes and they are popular. Listing one today built over a 2800 SF commercial warehouse. LOL! They are almost always real property affixed. A couple of lease land communities, but we don't deal with those. Mobilehomes in parks we do not handle; they are PP. UNLESS selling the whole park.

Here in AZ, mobile/manufactured homes are real property and taxed as such, if they are legally affixed. I see some Parks, as well as mobile homes on acreage, especially horse farms, here. I also see some in very old towns (not near Tucson), also. When we first got married (many, many moons ago!), we lived in No. CA, and owned a double-wide mobile home that was really lovely! It took us years to sell it, which was sad, because it was in a great Park, and had been a Model there at one time, so it was very nice! It just did not get the 'walk/drive through traffic' of a regular home in a development.

Here a mobile home to be considered needs a foundation and the wheels removed and its own land. A mobile home in a park is personal property and very hard to sell in this area.

I've sold land in the past to a builder who wanted to finish the project in a timely fashion to go on to the next project, and we did a prefab home....a manufactured home....it was actually two duplexes and I sold them as 4 townhomes.... all pre-sold....my opinion is that a prefab is better than a stick built.... the QUALITY CONTROL IS BETTER....there are inspections in the factory and every nail is where it should be....
there are many framers who come on the job "hung over" from the night before and if a nail gun misses, they don't go back!!!! that's just one example!! the reputation of prefabs being not as desirable is because decades ago, they had a 5 pitch for a roofline....that's a low slope... and they looked ugly....now, you can't tell the difference from the street.... you customize the pitch of the roof....the size of the windows, ets.... the roof frame is trusses.... good framing....I'd take one anyday!!!
and in our area, we dig and pour a full concrete foundation....the home is places on the foundation and then they tie in the two sections.... it's amazing to watch....

HI Fred... this "Park Avenue Babe" from NYC does not do mobile homes! No way, no how! Manufactured or modular are not the norm in my area so I virtually never come across them. But I do know that they are harder to resell in our area. On the SC side of our border, their MLS lets them list mobile homes as single family residences, which makes me crazy if I'm doing a search for a single family home and get all sorts of double-wides popping up.
