A comprehensive follow up program is important for me.
Communications and reliablility.
William - Honest communication. I need to know if there are issues, and clients need to know if there are things lenders need from them. Deadlines are critical to closing on time.
Communicating! Some lenders don't think they need to update the REALTOR.
Good morning William. The answer for me would be to get loans closed on time, unfortunately it doesn't happen 100% of the time.
To follow thru with their promises and to keep the communication open throughout the whole process.
Be experienced and know how to run credit as well as be able to explain the process to the buyer.
Feedback I've gotten is communication -- being in touch along the way to save buyers, sellers, and agents from wondering what's going on. If we let everyone know in advance, it saves everyone a ton of emails and calls.
I understand lenders are like agents, you come in contact with a bad one every now and then...
Communication between all parties and keeping up with paper work. Had one tell me she was upset because I scolded her for constantly asking for something or changing her responses. Apparently I told her to get her * together because my clients were getting aggravated. How about 3 days before the intended closing I hear not to schedule apprisial / inspection, she hadn't made sure they would qualify? I have since changed lenders.
Let the borrower and agent know the underwriters are very strict. We send in something to clear a condition and the underwriter will ask for something further. It is important for the borrowers to know it is not personal, just the way it is now.
Explain the process at the front end and stay in touch. The buyers like knowing where they stand and so does the agent.
Once the buyer is under contract, keep everyone in the loop as to how the process is going.
Keep on top of all important contract compliance dates and communicate them
To be totally upfront with the process and give excellent communications about the process.
never drop the ball and return phone calls....
Education. Keep us posted on new programs and rates (including fees). Also, underwriting issues, and appraisal issues.
