Hi Bob... I've not ever sent such a formal letter. If I believe a home is overpriced, I state my case in this regard with backup in my first offer. I might at some point counter as final and best but without further discussion as to why.

The term, while humorous, sound rather derogatory and perhaps not the intent of the actual letter. I certainly have had byers direct me to tell the seller that this was their last, best, and final offer. Sometimes it works

I don't like the term myself, sounds negative.

However I have heard the practice of buyers writing a letter to "sell" their offer to the seller of the home.

I like this letter.  I've done it as a seller to a buyer, but I think this is ideal.  I would just hope that the other agent shows it to the seller.

Never a "kiss off", but I have written letters to the seller in the past explaining why I am not willing to go any further and why it would be in their best interest to take a second look at their expectations.

As a listing agent receiving it, it would not help but may even hurt your cause more than help. Making a good offer is more productive than a low price and letter why they are offering so low

I have not put it together so formally but possibly in an email. I like the directness and this is definitely something to grab their attention and make them think.  You did a great job and if they don't take the offer, then there must be a very good reason, like they are upside down and cannot afford to.  Otherwise, it sounds like they are wasting everyone's time, including their agents.

I would never threaten to walk away from a deal by criticizing or pointing out pricing mistakes etc. in a letter thats to be shared with another agents Client.  A better approach would be to verbally point out why you think the price is too high and make your Clients final offer with the caveat that although the buyers like the house they still want to move so while the sellers are deciding you will still be showing other homes to your Buyer. That way the door will still be open to the Buyers offer and you can still show other homes to them. I would never flat out close the deal. Sometimes time will make a seller more reasonable and you will receive a call that the buyers offer has beeen accepted or that counter has been favorably modified.

Bob - Well I thought that letter you provided as an example was very well written, and I certainly wouldn't consider it a kiss-off letter. I have written many similar emails regarding negotiating a proper sales price.

I do include comps to justify the offer price, and let the listing agent know that this will be the final offer.

I'm not one to go to that amount of effort to try to convince a listing agent or seller that they're high on price.  The know if they are or not.  Interesting take though.  I guess in a rare ocassion I could see something like this working, but it's not my negotiating technique.  Thanks for sharing!
