If this is a potential buyer, consider yourself lucky that they revealed their realtor status up front. Most of them wait until we have a lot of time invested before they reveal their agent status and their need for a referral fee. 2nd home market

Call them back, find out what they want, and proceed from there. Always return a call, no matter who the person is. One, it becomes a habit, and two, you never know where it leads to.

I have a Broker(not active in MLS) who occasionally calls for information on a home; as long as I have no expenses I will give him what he wants. If there will be expenses it is discussed first.

If relavant to the property, i.e. "Is this a single level house with no step downs or up?" I would respond.

Hey, what's happened to my profile image?

Are they inquiring about one of your listings, or a reciprocity listing, or ?
Are they inquiring for themself, or a client of theirs?
Are they local or not local?
I am inclined to extend professional courtesy if no red flags.

I think it all depends. If someone has genuine questions and an interest a listing, I will provide it.  If someone is trying to use me to get access to homes and information about listings because they don't belong to "that MLS" and they want to show homes in that area, I will be limited in my responses.

Find out what they want.  It's not unusual for a local agent to contact you, since their client might have sent them a link to your website, and it's quicker to fill out the form then look your contact info up.

But, if they're outside the area, treat them like any new prospect!  Q&A, agency agreement, etc.

If they are not local, I'm happy to help them. I never require a reperesentation agreement from any website lead on an early contact, why would I from another agent. I've sold to relocating agents lots of times.

We do purchase houses for our own account. At some point in the process we need to disclose that we are licensed agents at least in most states we do. In addition we often will want to use a portion of the commission to offset closing cost for our transaction as well.

Treat them as you would another agent representing a buyer.  This time they are one in the same.
