It's the buyers report & they need to give permission. I've never heard of this & don't see why it is relevant. Appraiser should make his own determination.

I'd go to lender and see what the minimum requirements are, then get the buyer's OK. ALSO, if we had already negotiated repairs, I would provide the seller signoff agreeing to them.

Mary - I think you are stuck between a rock and a hard place. It shouldn't be your responsibility to be a home inspector, nor to get the home inspection report in order to complete your appraisal.

If the FHA wants home inspection information, It should be up to them to require a home inspection be performed, or order one themselves.

I don't think it would be a good thing to have all appraisers request copies of home inspections on every FHA loan. I just don't think that is their responsibility, or the right answer to the problem.

Mary Thompson if it is what they need, just give it. Any delay in this would eventually delay the closing.

Of course, ask for the reason why they want it before you give it.

I don't think that is proper. The appraiser, who works for the lender, is held to a totally different standard at least in California (where the Home Inspectors aren't even licensed). I vote "no".

I just closed an FHA deal, what a change they have made. However, the appraiser did not ask me about the inspection, and since the buyers own it, I couldn't give to the appraiser anyway.

By the way, she came up with "must fix" items that the inspector didn't. No fix, no loan, so more $$ out of my sellers pockets.

If there was nothing to hide in report, and buyer said it's ok to give it to them, then give them a copy. Even if there are concerns in the report, if buyer wanted to give them a copy, I would.

First I would check with the lender to see if it really had to be provided. If yes, then you do what you have to do. But I've never been asked to provide anything but the wood destroying insect inspection report.

Be aware, FHA may REQUIRE fixes to what is shown on the inspection report even if buyer is not concerned. If a rogue inspector is in play...it spells TROUBLE.

No, if an appraiser wants to inspect the home, they can do so, but must still state "I am not an inspector" in their report.  HuD has placed additional requirements on FHA appraisers, however FHA appraisers have mostly started charging more for this service --- I would never give an appraiser additional ammo to interfere with the consummation of a contract.  ESPECIALLY in an area where I don't know the appraiser personally --- who knows it they're just looking to use an inspection report to cover up for their own ineptitude.

I often do the appraisal before the inspection and for future FHA deals, that will be our standard operating procedure. That way there is no inspection to hand over and if the appraiser has conditions the seller won’t agree to, we haven’t gone through the inspection and inspection resolution process.

This has never happened so I'd call my office manager to see if it is appropriate.  My guess is that if it is requested it would need to be given or the buyer would need to find another lender.

If it were clean, I'd have no problems.  If there were issues that buyer wasn't concerned about, I wouldn't want to, unless buyer insisted.
