I don't dread accepting an offer from any Agent or Broker. That how I make my living. I consider it the luck of the draw and do the best I can with them. As regards showing a listing from a difficult Agent or Broker, if my Clients show interest in the house I show it to them. At least I know what to (or not to) expect. Can't let my Clients not see what may be their dream house just because i don't like how the listing agent or broker works.

If an offer comes in from an agent I've done business with before, the past experience with that agent (both positives and negatives) is communicated to the seller as it can impact the escrow and if it will close on time (or at all). It is the seller's choice if the offer gets accepted.
As to showing an agent's listing, not really. If the buyer is interested I'll let them know what to expect based on past experiences.
Afterall, we are here for our clients, not the other way around!

Yes, yes and yes. There are entire brokerages out here that have the reputation of having horrible agents. Unfortunately, with those brokagerage the good deal you can have with them is the rare ocassion.

I try to keep a "glass is half full" attitude. Absolutely, there are people out there who are inexperienced and/or full of ego and aggression. But, the past is the past. Move on and hope that any former rough characters have grown in the interim and plan for a great outcome for my clients.

Yes, it happens. More often than not it's an agent who isn't quite ethical that gives me the willies. If they bring me a buyer, that's one thing. But I won't show certain agents' listings based on their past behaviors and I warn clients in advance that if they want to see certain agents' listings and then buy them that we made be in for a "bumpy" ride and let them make the decision.

Just part of the business. We do what needs to be done to get the deal to close even if it means doing 75% of the work. My philosophy 'What goes around comes around.' In the past the other agent's client will later refer business my way instead of to their former somewhat 'lazy' agent.

I understand what you are saying, but as a mortgage broker, I don't get to choose who I deal with. I will work with everyone regardless of the past problems I've had. If they have worked with me before, they know the rules I live by in order to get things done. As far as not accepting an offer, I thought you have to present all offers to your customer. Money is money and there are plenty of reasons I don't work with some people, but a past experience with an agent is not one of them.
