I schedule open houses every month which much success! Often I have other agents hold them open if they are not in my direct community I market. Always successful and keeps my name out there and signs up all day - lots of free advertising. Often residents come in to set appointments to list their homes because they see I'm doing more than the other agents who list homes. I sold 2 of my listings in 2015 at my open houses.

It depends on the property and neighborhood. Some rural areas are usually a waste of time. Neighborhoods with lots of turnover, people go out of their way to see them even if they already have an agent. I'm sending one of my buyers to an open houses tomorrow because I was not available to show it to them tomorrow. So the open house is a benefit and convenience to me and my buyers. I plan to do an open house next Sunday in Lovettsville. I usually schedule 1-4 but arrive at noon in most cases. I might do 5-10 per year. I don't do them with the intent of picking up buyers. I do them in hopes of getting the property under contract. They are not scams to bs or passify the sellers. The sellers deserve to see that I am making every effort to get their property sold. Security shouldn't be a problem in this location, but I prepare for that anyway. During football season, and if the Redskins are playing, it's better to have them on Saturdays.

I don't do them now, but when I did, it was based on new listings, desires of sellers and my availability. I found that longer hours were more effective. When I did ads, I kept track of how visitors learned of the Open House and the most effective way to get people in was by putting out a large number of signs in strategic places. Also used to invite, by mail, neighbors from immediate streets around property.

Since we are a winter visitor destination we will do open houses on a vacant property from 9-11 most weekdays in the winter. We are not looking for the weekend garagesale crowd. Its getting the retiree vistors who are out during the week. The main benifit is putting up all the directional signs all week to build the brand recognition.

I tend to agree with some of Ken Jones remarks too. In 2015, an open house is purely to capture unqualified leads, with the hopes of converting & qualifying them. A blind squirrel eventually finds a nut, so I can say they are completely ineffective for this, but wow what a time waster.

I rarely do one until a property has been on the market at least 2 weeks. It's almost always on a Saturday from 1-3 pm. I have a loan rep present (male). As part of my pre-listing package, sellers get a 'Showing and Open House Safety' brochure. I do not encourage them to have a public open house but I do encourage them to let me set up a Brokers' Open. If I expect a larger than normal crowd I enlist the aid of another agent in my office to be there, too.
Advertising for public opens is done via my MLS which feeds to R dot Com, and the aggregators. I also post in on our Association web site, and my facebook page. I may send an "open House' notice to my buyer list on constant contact. I try to keep 'Open' directional signs to no more than 3 turns from a given direction, plus the one in the front yard.

Only about 5 to 10 year. Another great tool in the tool box that I haven't really mastered. Mostly because I don't enjoy them enough to make them a key part of my business. I do know of several very high producing agents that have open houses at the core of their biz. Every one of the lead gen activities Realtors do (open houses, door knocking, calling FSBO's, Cancelleds and Expireds, direct mail, print ads, interenet leads, Craig's List, working one's sphere (referrals)) can work in a big way as long as the agent decides to make it work and really commits to the process and gets good at it. Jeez maybe I should pick one and get good at it.

I do them when a seller or other agent (for their own listing) asks me to, so the # is dependent on need. Two hours is sufficient.
