Yes, please, and those action steps are INCLUDED IN the Listing Agreement, seller signs agreement to those steps, and marketing actively is SUBJECT TO the seller's compliance to those items. I had a listing last year, FOR A YEAR, and the seller did not do what we agreed he would. He had one excuse after the other every time I checked with him on progress. (What needed to be done was WAYYY too extensive for me to want to handle myself) Fine, then let's change price and sell it as a fixer. Wouldn't do that either. I suggested that he contact 3 agents to replace me. NONE of the 3 would take him on. It's still sitting like a zombie from another post this AM. PS. My listing agreements have a kickout clause, so he was free to fire me and move on at any time - I was not holding him hostage. But no tickie, no laundry! Our marketing is extensive, labor intensive and expensive.

Many selling models are presented and based on what they indicate is important to them, EXPECIALY if they choose from the bottom of the list, their obligations must be spelled out clearly.

We not only have a pre-marketing plan we send out but also our "Marketing Campaign" which is signed by the Sellers. I've had slam-dunk listings where the seller sign and said let's go! I failed to go OVER the entire marketing plan with them. Next thing I know they are asking for things I never indicated in my plan or items I no longer use for reason also stipulated in my plan. Our plan though is trackable in our CRM and when one thing is done it is checked off the list and the money spent is noted for our weekly reports. Best way for a price reduction is to have a documented list of those items performed and results logged.

There aren't that many steps in my process, so no need to document it.  Certainly no need to have anyone sign off on it.  I take the photos then and put the sign and keysafe on.  Goes into the MLS that day or the next, depending on when the ad copy is ready.  Sellers just need to keep the house clean and put away valuables.  We go over that with them.  If they need additional time, we can delay the MLS if needed.
