In the past I've done two FB ads where I've boosted a post about an upcoming open house.  The ad spends were $15 and $20.  I even did one on Twitter for $20.

 

First FB ad was targeting a radius around the listing with nothing really fancy.  Second ad (different open house) targeted a couple different radiuses around the house and some zipcodes as well to get people from areas likely to move there, but to exclude areas that were too far out.  I built a custom audience based on people FB thought were likely to move and then people who had interests I thought would correlate with the house and in general real estate.  Such interests included the major brokerages (Re/Max, C21) plus people who liked Zillow and Realtor.com and anything Realtor basically, plus people who liked house shopping shows and home flipping shows.  Twitter allowed me to also create a similar audience.

 

Results:

ZERO people came to the open house from FB or twitter, from either posting.

Website traffic went up considerably!  I linked to the listing's full info page in the ads.  Most of the traffic came from Facebook.

Interaction - I had a few shares on twitter and some "wow that's over priced" comments from people who live in an area with lower property values.  I had to do some damage control there, luckily his friend also talked some sense into him.

 

In general: I recommend Hootsuite's social media certification program.  It goes into detail on all the social ad targetting options on the main three platforms.  https://hootsuite.com/pages/social-media-marketing-certification  All you need is a Hootsuite FREE account.  The certification costs money (and is not needed for us) but the training is free.  It is where I learned how to do what I described above.

Sandra: I gain a lot of leverage from local FB groups (in the way of new prospects and even clients) so I use my FB ads a bit differently than others may do (i.e. sending consumers to specific landing pages). I tend to write 3-4 1.5K+ articles a month on my WordPress site and like to promote those to generate more social media attention to those articles. It has been working well.

On the occasions where I am specifically looking for direct prospects from my ads, I make sure to be as specific as possible, always drilling down to as local of a demographic as possible (i.e. my city, age between 55-64, etc.).

FB ads are relatively cheap as well so spending $20 to try one out can help you get a feel for them. If you decide to pay someone else, I would discuss it with Kyle Reyes who might be able to assist.

I have never used any adds, worried that it would just fill my phone with unqualified callers.

But I do post my blogs to one of my fb business pages and it gets great exposure there to both readers and google.

I think you have to be specific with you target market in terms of age and market area. I see giving away something attracts people to like your page or just be engaged. I am doing an ad now and am attracting alot of people but they are not necessarily in my market area,  In the end I am not sure i accomplished what i wanted so i will need to do another campaign.

First, you need to understand how the 'big bucks' advertisers present / create their value position. You may find it helpful to read "One Thing"

As a result you will have created a list of your things as well as those to whom those things is most beneficial.

Your 'thing' is your product while those who will benefit most will be the destination you determine in your selection criteria within FB.

Be aware, you will need to have in place at least three validation places. They are:

1. Professional validation (your broker or franchise website)

2. Social validation via blog or testimonials

3. Escalator

ALL ads link to a landing page. The landing page includes convenient links to the above three.

If the visitor takes action w/o leaving a telephone number, enroll them in up sell strategies. If they leave a phone number. stop what you are doing and call.

CAUTION: you know your market place better than anybody. If you engage a 3rd party to manage your FB advertising make CERTAIN you retain all control of the content of the ad. "What's your home worth" is what they will want to sell you......that should be a 'red flag.'

Be aware, FB advertising is the only advertising you need to do.
