We have a LOT of demand for un-renovated homes here, but clutter will KILL a sale. I tell them get the clutter out.

Unrenovated is what I look for. My present home that I bought in 2012 had that exact range (it still worked too). I don't want to pay for someones quick fix reno when I intend on ripping everything out to suit my tastes. SO I tell them unclutter, maybe paint but no total renos-too late for that!

the choice is to update and list at a top price that the market will bear...or sell as is and list at a very low figure to reflect the cost of improvements....

You have pretty much covered the list. Oh there is the didhwasher that may work but it has been through the war and time to go!
I will keep the old pushbutton electic syove and take it with me though!

Clutter has to go, the rest is optional. Spend some money on badly needed repairs, maybe replace a broken appliance, and decide if it's worth spending more to update or just accept a lower price.

I am not afraid to tell it like it is. I am not interested in a house sitting on the market being rejected by buyers and want sellers that are interested in selling and cooperating.

The indoor furniture turned into lawn furniture. This topic would really make a better blog post.

Jeffrey Masich anything that does not add value - any clutter - 'got to go'!
And you have a great list - just to begin with!

Have that right now with a client that wants top dollar without the improvement.

Just love that turquoise stove!
I think that all 'collections' also have to go be it owls, beer cans, whatever excessive things they have hanging around or jammed into bookcases. No one wants to see or care about those whiskey bottles.

This is certainly a good list for consideration.
Many homes just have too much clutter.

It depends on the house. Renovated homes get top dollar. If that's not an option (often it isn't), I recommend painting, decluttering and making the home as accessible as possible.

I like old homes so some of the classic things like old door knobs would be a must stay, a few things could stand to go though like the shag carpet, and some of that funky wallpaper.

Those things that can be remedied cheaply would be my first choice. And then, price the home appropriately for the condition.

My biggest one is worn out or outdated carpet. Fresh new carpet always seems to help the sale.

Jeffrey - I think you answered your own question. If the seller wants top dollar, I would think they would have to update everything that makes the home look dated. Otherwise, you have to price it accordingly.

Jeffrey,
I make my stager available at no charge to discuss what the house needs. If a house is not ready for sale we don’t take the listing. We aren’t in the business to “take listings,” we are in the business to sell houses.

Good morning Jeffrey. A lot of folks are looking for unimproved properties. The look is quite retro.

I tell them they picked the right agent to work with, provide comps and a realistic listing and sales price.
