I have some listings where I am required to be present.  I do ask the BA if they'd like me to walk them through or leave them alone.  Many BA would miss many of the hi-lights of these unique properties if left to their own.

Some homes have great features that buyer's agent may not discover it unless told about it.

No, only if I indicate  I want them to take the lead. On rare occasions a property is better presented with information only the listing agent can provide.

Renee - I think that is more common with luxury homes, but have not had that done to me personally.

Since I would probably know that the LA was going to be there, I would discuss that possibility with my clients and see what they thought. If they were okay with a tour by the LA, then no problem, but if they wanted to preview on their own and then ask questions later, I would address that with the LA upon arrival to the property.

we're listing agents and we've been asked to accompany showings....we do and we give guidance through the showing....there are many facts the buyer's agent would not know....

There are some listings that "require" the sellers' agent to accompany but I've never heard that they have directed to show the home.  That seems odd.

I have had it happen a couple of times. I prep the buyers to watch out for it and it always ends up putting a bad taste in their mouth which then carries over to the house. The buyers always leave the house shakingh their heads.

There are many sellers who mandate the listing agent be present. It woudl depend in the home and teh agent if that agent than waited quietly and let you see the house or guided you through, then gave you time to walk back through and talk among your self.

If I must be present, I will give the buyer's agent any special info prior. Open up, then get the hell out of the way. "If you need help, ask." If they want to engage me, fine. That is what I want in return--available, not underfoot. A pushy listing agent ----> a short, unpleasant and usually fruitless showing.

"HAD to let you in...." this suggest a history exists.

"then take over.." this is what the listing agent SHOULD do, show the home. They should know more about the house than the buyer's agent.

No listing agent communicated to me they "HAD to let me in."

     On rare occasion I have asked a Listing Agent to give us a tour of the home.  Once or twice I have had an LA say, "I just want to point out this or that", which is fine with me.

     But if I had one try to "take over", I would assert myself and thank them for waiting outside while we look at the house!
