Foreclosures are extremely rare in Ontario because powers of sale are easier and preferable to do from a legal point of view. Both of these as well as short sales are not common. We have a very active market with rising prices for many years.

Short sales are still around, but i don't seek them out. i might be writing an offer on a foreclosure soon though. There isn't much differenence between a foreclosure and standard sale usually.

Unfortunatly New Jersey still has quite a few short sale properties and foreclosures. I do find that the people who try to buy them are usually unreasonable when making an offer. I only have one short sale property left in my inventory and once its gone I will try to keep away from short sales etc. and work only with equity sales.
