If I were coaching a new agent, I would advise to NOT specialize in types of real estate but in defined and specific solutions. Not in ownership types but location.

My specialty is international referrals and consulting.
I am semi-retired and no longer want to be tied down to one location. I found a need to help agents place referrals, especially in other countries. An agent can certainly do it on their own but if we work together, I can almost double the amount of closed referrals. Even when an agent is a member of a large franchise -- placing referrals is usually a guessing game for them. I have placed so many referrals that I know what to look for in another agent and how to follow up on referrals.
I also find that there are often questions on international moves that I can answer of if not, i know where to go for answers so the consulting fits right into the business plan.
Best of all, I can work from my phone and computer any where in the world.

My niche is high-end for our area. I work with both Buyers and Sellers in the waterfront homes or condo market, as well as unique homes and properties. I guess you could say Like attracts Like!
As an active agent, I specialized in a price range. As Annette Lawrence , Palm Harbor, FL 727-420-4041 quipped... "that's where the money was".
As a real estate coach, I work with a range of agents but I specialize in helping new agents. It's not where the money is but it is where the need is. Thankfully, I have a retirement income to live on and I can do what I am passionate about.
Listings are vastly preferred. Systematic approach and process.

Exclusively investors for the last eleven years with a short detour into short sales after 2007. I started in a repo market in 1989 so half of my clients were investors. I liked how clean it was even though I am not a math whiz obsessed with numbers. If it hits the return they buy and I am also able to do bulk sales. When I sold 61 homes in one day at a seminar in 2005 I was hooked.

People refer all types of buyers and sellers to me so I take care of all of those. I “specialize” in luxury and lifestyle properties and commercial. That came from advice I got to move up in price and my background in commercial finance.
my niche is listings....and for the past 20 years, it's been listing new construction subdivisions....I market for land and sell it to builder/developers....and I get the listings....hundreds of them...I've closed 40 subdivisions in my area and I continue to market for them....I am not active any longer...I only do marketing....but I receive a referral fee for every listing that closes in every subdivision....that's a very healthy income for someone who does not leave the office....
Working with foreclosures has been a profitable niche for me. I got started in the sector many years ago by selling HUD and VA homes.
