I would say it won't be "undesirable" to everyone! Be honest in your presentation of what it does have to offer - the worst thing is to over embellish and disappoint buyers who took the time to visit. There is something for everyone out there - that's the fun part!

Brooklynn - Look for something that is unique, or that the plot can be used for, and price it right/accordingly. Ask your broker or other agents in your office for any suggestions, as they may have more experience working with the type of property like the one you have for sale.

An undesirable plot in my coastal community does not represent sufficient revenue to merit anything beyond traditional exposure.
HOWEVER:
If the builders or developer with whom I work have expressed past interest, I would take a 30 day listing and let the right folks know about it. I would also contact other commercial agents in the area if not restricted to residential and, of course, the neighbors.

I would not have taken the listing if I did not think I could have a reasonable chance of selling it. Sometimes you just have to say NO or have a price SO good it make the NO change to a "yes I will buy at that price"
