Well, I've never had a client say they wanted to live close to power lines.

I can't say I've lost a sale due to them because I don't consider a sale "lost" if a purchase agreement hasn't been initiated.

I haven't lost a sale over it, but then again, I won't show properties like this, as I've never had anyone seriously consider them. Even if there are no health dangers, there will be a resale issue down the line and if I have a client interested in such a property, it's my responsibility to alert them to the fact that they could face a resale issue. That usually shuts it down right there.

Sad.  I worked for the Department of Energy and held public hearings on high voltage transmission lines- there is a general unease with many people over them - I wouldn't sell someone a home near a line because I might have to resell it later. They aren't easy to sell.

Good morning Bob. So far I have not. I usually don't buy any properties to flip that are close to power lines. I did buy one house last year that lines were nearby, but they didn't slowdown the sale.

Bob - I usually point that out to my clients, and if they are not interested due to the power lines, then that was never the right home for them. So, I never really lost a sale, but an offer was not written due to power lines.

I had a listing with big power lines behind it. It was a country property that was fairly priced and cute as a button. Buyers like it but hated the power lines. I couldn't blame them because you could hear the sizzle out on the back deck. An older couple with no children bought it and were happy as clams.

Bob,

I happen to be familiar with this subject.  There have been numerous studies done on the subject.  We had one about a mile from our home in Los Angeles.  We included the study on that particular plant that had been done at the neighborhood request, when we sold our home.  In that area, no adverse effects were evident and this was a neigborhood where most people stayed.  We were there  for  18  years, and the house closest to the plant had been there for two generations.  A

Bob Crane I had a listing once that had high tension power lines going through the middle of the property. Zoning severely restricted what could be done with the property. Someone purchased it as an investment.

No.  Some clients / customers don't want to live too close so we simply look further away.  It's no different than them not wanting to live too close to other types of infrastructure such as highways, busy roads, backing onto schools and more.

We do not have a lot of power lines, but some areas have them or FWs that are very close. I always tell them in advance, so they know exactly where we are going, since some people refuse to see a house if they know about power-lines or nearby freeways.

I live in a neighborhood where the power lines run through the middle of the street in one section. There is a power tower on the easement line of two homes. One of which was owned by someone I know. They tried to sell that home for years and never could. The banks wouldn't loan on the property because they said the tower was a hazard for potentially falling. And anyone else who thought about buying the home decided it was a bad idea because of the EMF's. The owners finally decided to let it foreclose because they couldn't make double mortgage payments anymore and there was no buyer in sight. The owner has cancer (in remission) but it has never been discussed whether they believe it has anything to do with the tower or power lines. Until Bob Crane came to visit in Indiana, I never thought twice about the lines. Now that my interest is peaked, I may do some research for future reference.

In my neighborhood we have all above ground power lines.  If you like the area, you have to live with it or pay a small fortune to have them put underground.  I have seen buyers not want to buy in an area for that reason, or cell phone towers.
