If you plan to build your business in the Midtown area, that is where you should be doing your marketing.

Some agents like to select newer suburban communities as farm areas and you always have that option. However, they will expect your presence.

Having lived in Midtown Atlanta at Viewpoint, I would say if you live in Midtown, then work in Midtown. Too hard to get around to do anything in the burbs, and you need to be where your clients are. 

My suggestion, be unique, be yourself, and be "real".

If you like galleries, restaurants, and such, get out and mingle, enjoy yourself and let your future clients meet you where they are! Having things in common makes it so much easier to meet a client for life, and to meet their friends who will be like-minded and have similar interests.

Depends on how long it has been farmed by the competitors, but think the turnover is more important.

Don't let competition stop you. I would choose an area that you want to work and don't think about the competition. You have something to offer that they don't. Let them call you the competition.

Nattalie, there will always be competitors, some which you are up against and others up against you. The difference is some are agents and others experts, your goal is to out-compete the experts wherever your chosen farm may be. Competition is an excellent educator!

Nattalie - You don't want to market in an area saturated with other agents. Try and find an area that doesn't have much competition.
