It all depends on the inspector and what tools they use to do the report. One of the inspectors used by my clients does everything on his iPad, and emails it a few hours after the inspection. Another takes notes and pictures and emails within 24 hours. Another provides a check-off handwritten document the same day, with pictures (if needed) taken by the buyer.

Depends on the inspector. Many still are tech savvy and do a handwritten report which drives me crazy. I would rather have a templated tech style report with pictures and this is better for the client consdiering what they pay. However, all with do a summary with the buyer if they are there.

Some inspectors print the report on site, others in a few hours email the report with photos, and then follow-up with the printed copy by mail.
The speed of delivery is less important to me and the Buyer than the way the information is organized in the report. Most Buyers attend in person the Inspector's walk-through and they hear from the inspector first-hand what will be in the report.
