Maybe your website needs a design refresh or your blog is beckoning for new article topics. If your type "A" personality will not allow you to settle down and enjoy a sunset or two, take classes on real estate photography or finish that broker course. Maybe we're backwards here in AZ, but many of my friends who are realtors actually do quite a bit of business over the holidays. Don't quote me, but I think a lot of their year end sales have to do with closing out any business before the tax year ends. Most of my friends deal with family trusts, corporate owned housing, and 1031's.

I find it funny when agents act like this isn't a real thing. It is! Everybody experiences it. Anybody that says they haven't ever experienced it is full of it.
The first few years in our careers we hated the Dec-Jan slump. Now a days we actually embrace it. It gives us a chance to take a look at our marketing, what's worked this year and what hasn't.
We're screaming busy and productive for 9-10 months out of the year. BRING ON THE SLUMP so we can catch our collective breaths!

In September and October, the proactive agent will start seeding the market with end-of-year messages. For many reasons there is a great surge in December transactions of truly purposed buyers and sellers.
One reason is most agent go into hibernation and work ON their business.
Another is a tax issue.
What happens this month started 3 months ago.
The agent who has not prepared beforehand, should consider increasing the buget for inbound marketing activity.

You just need to do daily lead generation and business will follow. Most cities have some seasonal impact, but people buy and sell houses every day of every year in every city. Go get your unfair share by lead generation and following up with your sphere. This is a great time for client pop-bys, client appreciation gatherings or holiday communication.

This year I have noticed a slow down that has not really been apparent in previous years. Every year I take December off, and I've never regretted it. I am available most of the time during the Holidays period because people are not working and available to look at homes. We have to be available when the clients are available. Not all sellers and buyers are going out of town for a Holiday and I have picked up good clients while other agents are vacationing.
