I have talked with several that are waiting for pre-spring around February or early March to get a jump. I really think they aren't ready to do it now.

Speaking only for my neighborhood, I know there's a lot of for sale signs going up. My neighbors across the street recently put their house up for sale. It sold in a couple weeks. Now they're scrambling to find a new place to live.

Not in our markets as a 'Bird in the Hand' is what the general public should be thinking when it comes to the current mortgage rates. If they increase, and we all know they will; the market will respond negatively.

Will, our "season" is a bit different with some dependence on the snobirds! Early in the year is a peak time for us!

Will - There are actually a lot of home owners putting their homes on the market. I think it is because they feel that prices are still good, and they can get a great deal on their home.

No and we are low in inventory now. 

There is an amazing amount of expired inventory here now. Most are expiring and not relisting from what I am seeing in the MLS.

Not here, with our climate it just keeps steady.

I think they are just waiting, period. For many it's an issue of finding the next home to buy, so it becomes a vicious cycle!
