It is our brand and who we are, our DNA.  In wine terms it would be the "terroir" roughly explained as the dirt, that which makes up who we are.  We had an office building listed to lease and held on to the listing for several years.  One of our friendly competitors wanted the listing, and the owners said to him even though his numbers were great, etc., you are not the Seigels.  It is a style, it is that "it" factor that makes people choose you.  It is also how you express it in terms of everything you do.

Val - I think many agents have done a great job with a really difficult question. After all, if everyone could stand out and separate themselves from the competition, we would all get the listing, but that can't be the case. Only one of the three will end up with the listing.

I think I relate well with people when I meet with them, and people often will do business with others they relate with. Also, potential clients will realize that I can provide them some really great advice, like Roy Kelly stated. I also think I show them how eager I am to earn their business, and don't just expect to get it handed to me.

I think Ron and Alexandra have hit the nail on the head. You have to have that "it" factor, and it can be different for different people.

The content of our addenda to the standard contract.  It's held more than one deal together when a Buyer wavered before closing.  And yes, it's been reviewed by several of the top designated brokers in town (and by their attorneys), and no - I'm not an attorney - just someone with experience identifying things that derail deals and dealing with them at time of contract rather than when they come up later in the escrow process.
