One: when military or rapid personality or the close is obviously in hand in that moment. I have signed many Listing Agreements in the middle of my presentation. RULE#1 "when they are giving you the signal, shut up and sign."
Two: when they are old school and or less rapid and need to feel more of a process to nurture their decision making process.
It's gut instinct, not often planned; but I go prepared for either.

Barbara: Thanks for answering what is done in your area. I always did a 2 step presentation but in the last 3 years more sellers I've been talking to over the years just call and say come list my house. I've developed a pre-appointment email with links to my videos, blogs about the community, the website I provide for the community and the individual websites I produce for all my listing. It really helps for them to review..many have already seen them so its a good reminder.
