Door hanger can prove to be 100% effective.

How is that possible?
First we need to understand who lives behind those doors.
Second we need to know what is on their minds and the story they are telling about themselves.
Finally, What is the value proposition of the door hanger.

If your data shows that 12% of citizens of that demographic move every year and 1/4 of those buy a house....now you have something to work with.

If you get two respones,,,and that is 50% of the market you are targeting, that is 100% success.

Now you really need to focus on what is on the mind of those behind those doors and where their fear or dream lives. Then show them, 'Yes, they can!"

Come to think of it 'YES YOU CAN!" would be a great headline.

Natalie, I bought plastic sleeves years ago, and sure they were not that expensive.   I print a one pager to put in them, and does not ever cost that much.

I don't want people cutting "junk mail" on my door. What if they are on vacation? It would just alert criminals no one was home. Would you want that to happen to you?

Lender I'm working with had her assistance make a single page flyer. Has info about current loans available in this area and bottom 1/4 is her info one side and mine the other.  She also gave me the plastic bags. It's up to me to get them out there!

Nattalie.  No matter your marketing it is most often not a one and done that will reward you with results.  Consistency over time.  So make a plan and one that you can track and develope over at LEAST a 6 month period.  If planning on sending one time only I personally believe you are wasting money.  Mark

The door hangers are terrific!  However, when I put them out, I would knock on the door or, if it was a beautiful sunny day, I would see if they were in the back yard.

It's a great way to introduce yourself and hand them useful information.  It especially works well for the neighbors if you are planning an open house.  Everyone likes to snoop when the owners are away... invite them to a special "neighbor time" for one hour before the open house.

That price seems extreme, I am sure you can do better.

This can be a very effective marketing method in the right neighborhood, and you will meet plenty of nice and interesting people while distributing them.

Nattalie, I think they are effective.  $90 for 500?  I'm not sure on that price!  Check with your favorite title rep.  Out here they have ones with their info that they give out for free.  I'm using one of those and stapling a Just Sold flyer to it for distribuiting around one of my sold listings.

 

Also check Vista Print, they have some nice ones and were recently on sale.

I would say it would depend on the neighborhood you would be using along with other factors. I have put door hangers in a townhome development which had a fairly high move rate. It seems at all times there are at least 8 townhomes for sale. The only call I received was from a couple of homeowners who said I was littering, apparently the wind picked up several hours later and many door hangers came off.

The only door hanger I would use these days, is an invitation to an open house or community event your sponsoring in the neighborhood. I'd only do it in an area you work regularly and I'd do it monthly or not at all.

When I was a rookie, I never got anything but angry call to "stop putting trash on my porch" calls from neighbors.

If you want to feel busy, (because it seems you have time for door hangers) I'd call (and rotate through) your top clients and referral partners and take the to coffee or lunch each month. That will get you way more mileage for the $90.00 and time spent.
