Bill, we had a Thursday morning ethics class at my brokerage every other week for the past year or so. We parsed the entire thing. It was an education. We also went over the stuff that seems to get a lot of agents in trouble, including the most interesting agreement between us and Sentrilock. I no longer ever show a place without following the instructions to the last detail.
And I'm realizing that having this code, as inspirational as it might be, really does little to protect the public.

I find the preamble inspirational and the COE is a dynamic document that has been updated over 100 years now. It is one of the assets we have as REALTORS® that differentiates us. For some it is aspiring to a higher standard but to us it is the standard.

One part of the code infers that the Realtor will be competent in the area of real estate in which he practices. How does a newly licensed agent who has not been subjected to a standardized representation curriculum not violate that providsion from the get-go? ("Get-go" is probably a Texas expression. It means "from the beginning.")
