We purchased a Theme and then edited it. No need to re-invent the wheel.

I used to have mine set up just like yours and even had FlexMLS. What I found is that over time, all the bells & whistles were causing a load time of about 5-7 seconds. Answer to that, "not acceptable, that is way too long, and my numbers were showing it"
I just moved over to a turn-key, but still somewhat customizable, Wordpress based turn-key solution. LOVE it!

I custom designed mine based upon the Quest theme (eventually paid for the pro version of the theme). Small learning curve, but nothing major. I'm VERY happy with my site and would NEVER pay someone to do something like a website that I can do on my own. But that's me. Did I mention I have Masters in Computer Science and am a techie? That made it a fair bit easier for me to get going, I'm sure.
My thing is if I do it this way, not only can I design the site the way I want it, but I can pick the best of breed plugins and configure them as I see fit. Watched a sales demo for a turn-key solution, they had a cool way of auto blogging, so I figured out how to do it and implemented it last night as well as a way to auto cross post to FB, Twitter, Pinterest and LinkedIn.
