Cats are tough to take in and out of a house - I've got one, and can't imagine dealing with it myself.  Dogs for sure.

Depends on the cat. Many cats hide under bed when strangers enter house.

No, but I do recommend to lock them in one of the room and clean all litter boxes before every showing. I had a listing with 5 dogs, 2 cats, birds, turtles, fish. The smell of the place was not helping a sale...

No, if they have any pets I prefer they are kept secure in a cage or carrier of somekind so I know they wont excape when other agents show it.

yes, they should and only because other agents may not be very careful about making sure the cat doesn't slip out the front door....the litter box should be out of sight....

I have visited houses owned by known, truly nasty cats. The cat would attack.

Fortunately the owner knew this. Cat had to be confined...after great effort and battle.

Then there is the dasher. This cat goes out at night and any open door is an open invitation. The buyer agent MUST be notified and directed to use the coreplast panels at the front door to block the exit until everyone is inside.

For the majority of cases, the buyer never sees the cat. If they do, one needs to ask, "Why are you looking under the bed and furniture? You are supposed to be counting bedrooms, floor plan and assessing condition."

Just removing the cats will not clear up dander, nor odors; so no. Either the buyers accept cats, or they do not and we move on.

No, as a cat owner I know that's a silly request-cats do not relocate well and to do that to them on a regular basis is not healthy for them. I do ask them to keep the litter box cleaned daily (I always recommend the covered "cane-style" litter box too) and keep the cat in a closed room where their cat-tree & food & water is on showing days. I post signs around the property & showing instructions: "Don't let the cat out, no matter what she tells you". Most people don't even worry about containment unless their cats is a dasher.

Animals can make showing of a home less than the best situation but people need to live their lives.  The most important issue is odor followed closely by mess and last of all the pets being let out of the home.  Oh yeah, safety of the people seeing the homes as well.  Pets can make it difficult and cost the homeowner money.  They can be informed and make their own decision.

I advise homeowners to remove all pets.  You never know how someone will react, or if they'll be allergic, or if the pet will escape...

 

I showed one open house and we had to leave inside of two minutes (my broker almost immediately) because of cat smell and allergies.  We were all popping sudafed when we got back to the car!!

If possible, but with cats it's difficult.  But, if they have the litter box in the living areas, I suggest moving it to the garage or patio in a not very easily seen area.
