One needs to ask, "Do you think the black refrigerator, stainless steel range, harvest gold vent hood, white dishwasher and avocado green trash compactor (had to throw that in) detract value?
If the existing appliances detract from the value replace them with matching units. If they do not, offer a warranty to give peace of mind.

As far as I'm concerned, kitchens are one of the big things that sell homes. New, updated appliances will always get a home sold quicker and at a bit of a premium versus homes with outdated appliances.
Winston Heverly Buyers seem to get hung up on the latest. If it doesn't have new stainless appliances, they are not interested.
The right price will be the best results.

Generally, assuming the appliances are outdated, this will give you a positive ROI and help the home sell faster. There are many other things that will do also do that, you it depends on needs of home and budget.
1. clean the bejeebers out of the place. spic and span
2.paint. paint everything (even the dog)
3. if you can afford more..upgrade kitchen then bath.
4. repair obvious broken stuff..ie broken door knob

most upgrades in the kitchen will have an effect on the sale....
As with any other features of the home their continuity, condition and color can attribute positive or negative effects. That said, price may be the equalizer which brings the greatest benefit. A recent sale brought with it a designer to make over the kitchen with a $40,000 budget. Here the appliances had no bearing on the sale despite their full functions being intact.
There are many factors that come into place but kitchens do sale the house so if you think about changing your appliances before selling the house I would most likely agree but not in all cases.
Appliances except for the refrigerator automatically stay with the home. The fridge is always negotiable.
People like shiny objects, and appliances do have an effect.
Everyone loves new - and on the scale of affordability - a new appliance package is surely worth considering as a good investment to help the home sell.

Winston - I would say that appliances do have an effect on the sale of a home. They certainly need to match the rest of the kitchen. If an older home has not had the kitchen remodeled, then newer appliances are not as important as the list price. But, if a home has been remodeled, then the kitchen better have new counter tops and new appliances. Newer appliances can certainly be a selling feature, but so can other things.
New appliances would be a definite plus as many buyers will feel that they will not be facing any immediate repair issues with them.
Some, but not a big deal. Depends on price too, under $270K (current FHA max) it can be a big deal, more so on the lower priced properties. On a $100K the buyers may not be able to afford appliances , washer and dryer, to have them included could be the deal breaker, the difference maker. As an experienced buyers agent, I remind clients appliances are not worth much compared to the value of the home. Yes, that includes the Viking + appliances I have seen over the years, which are located in more expensive and higher priced homes. Even then $40K of new appliances is not as big of a deal on a $750K property. Course, opinions vary.
In the lower price ranges, it is beneficial to leave appliances as first time home bueyrs don't have them, and saves them money. Not as important as the price increases.
Do the appliances fit the decor. That is more of the question in my book.
