Don't know about 'spicing it up' but in a really good market I've found a 1 hr 'fast and furious' open house can generate huge interest and multiple offers...

Whats in it for the visitor? Ask and then answer this question. Today, there are so many "leave behinds" to give out that seal or lock in an experience or you can be just another viewing...Its up to you

I guess it all depends on the house and some of homes have already too much of a "spice" so you need something to mask

Why would you spice up an open house?
After all, when the prospect is on site, that is the final chapter, time for the grand finale.
What that looks like depends on which of the five purposes this open house is committed.
IF, the hosting agent has purposed the open house to SELL that house that day, the owner will have empowered the agent to do so. The spice in this case is creating the energized environment to get the prospect to reveal their intent through a stratgicly designed request for help.
The assoicates at the open house must be trained in drawing the prospect into a safe 'space' where they see their knowledge is valued. Then, and only then, can the empowerment get the outcomes desired.
The cookies and beverage are simply tools to create the space for the trained associates to talk,

I love to cook chocolate chip cookies to give the home a good scent as the prospective buyers come through the door!

Well - we don't do them - so we don't spice them up!

You may want to hire those twins that Josh Flag brings to his open houses.
All kidding aside, we do not add any spice, just a well planned open that is shown by appointment only.

Aside from the occassional music in the background and running the AC, I don't do anything to spice it up. Don't want to detract from the house.

When I was having an open house, all I did was make sure it looked nice.. nothing out of the way.

The best way is to pick a home for the open house that people will want to come an see.
