I always try to be 10 to 15 minutes early.  When I was actively showing in Las Vegas with some traffic and accident problems I would often plan on an hour early because I did not want to be rude or inconsiderate of clients.  it is easy to use the extra time on paperwork while I wait.

I feel it is totally unacceptable for an agent not to be on time and even let one agent go who was so rude and inconsiderate.

Debbie Reynolds I strive to arrive 10-15 minutes early but do not approach the door until 5 minutes before. I like to be able to sit in my car and collect my final thoughts prior to meeting my potential client. I don't think it's acceptable to be late. How do you feel if you have a Doctor's appointment and the Doctor is running late? Do unto others as you would like them to do unto you.

I have run late because of traffic, but I ALWAYS call the homeowner to let them know I'm running late and why.

I try to arrive at appointments as close to the agreed time as possible, not early and definitely not late. It's so stressful and unprofessional to be late for an appointment! Getting to a location nearby at least 10 minutes early will allow you to walk into the appointment at the specified time with no stress!

It's never acceptable to be late. If something unavoidable happens - like a car wreck on the highway so you can't get through - then call and let people know.

As for being early - I would get there early, then wait until the appointed time to knock on the door. It annoys the heck out of me if I'm trying to get ready for an appointment and someone pops in early. Five minutes is OK - but no more than that.

I find it completely unacceptable to be late to an appointment but things happen and you should communicate with the other party if you are going to be late but it shouldn't become a habit.  The other day while showing property to a client, another agent showed up with his clients and wanted to see the same property.  I told the agent that I had a scheduled appointment and he needed to wait till my clients were finished.  He told me that he was too busy to wait and wanted to get into the house.  I asked him if he had an appointment and he said it did, 15 minutes earlier but couldn't make it.  I was annoyed but instead of having an argument in front of our clients I let him in.  I did call both the listing agent about scheduling appointments too close together and I called his broker because he was such an a$$hole to me.

It is never acceptable to keep people waiting for you. We all keep a schedule and not adhering to a set appointment, indicates to the other person you don't respect their time and their schedule. For appointments, I like to arrive 5-10 minutes early. If it's a for a showing, I can use the time to turn on lights, open blinds and become familiar with features not included in the listing. For Listing Presentations, I like to spend some time in the neighborhood for a bit to see other listings, or the comps that I'm using for pricing in person.

I don't ever consider it okay to be late unless it's an emergency.  I also think arriving 15 minutes early is rude.  Most of the time the sellers are scrambling at the last minute to get the home ready.  When showing homes, I have a schedule that we need to stick by.

On the late side is never acceptable, in my book. A bit early is good. But, all may depend on the local customs. For example, in Rome, if you are ON TIME, you are terribly rude; the expectation is that you be about 10 minutes late. In Germany, you have a 10-minute window before you are considered "toast".

I ALWAYS aim to arrive early.  You never know how hard the property will be to find, where you can park or what traffic you'll encounter.  As a former instructor of mine says "If you can't be on time, be early."

In my book, being late is unprofessional.  I have things to do after the appointment and so does the person I'm meeting.  Being late inconveniences all of us and our after plans.  You only have one chance to make a first impression, so be early and make it count!
