In almost 25 years in the business, I've never cold called or knocked on doors and am not about to start now. Part of my attitude towards these activities stems from the fact that I despise it being done to me, so I won't do it to others. (Sounds like some Golden Rule doesn't it?)

These courageous, inspired visionaries have not been poisoned by the IDWDT syndrome.

Seems the curmudgeons far outnumber the not-curmudgeons here on AR. The realty on the sidewalk is MUCH DIFFERENT.

There is no platform more beneficial to the development of a newbie than walking towards their fear. Thankfully, a newbie only needs to visit AR to have those cold call/door knock fears amplified.

And if the newbie stays tuned to AR, the curmudgeons will start chanting 'raise the bar' again.

As a tool to measure the malleability of the newbie, door knocking is the fast path to observing if the agent has the fabric to adapt.

Now and again. It's successful about 10% of the time for us so it's not a high priority. But if you could knock on 10 doors and get a new listing, why wouldn't you do it?

absolutely - I door knock in my farm and I cold call too. Particularly around new listings or when they go under contract or close - but that is what they teach at Keller - to be proactive.

Yes, many agents turn to these two specific activities as an immediate way to get their business going, and to fill  their pipeline.  It is effective, doesn't require monetary investment necessarily, and your contacts to leads to appointments and sales ratios are actually better than going through hundreds and hundreds of "leads" for one, hopefully, an actual client/sale.

Many agents don't realize that they are breaking the law in some counties by knocking on doors without the proper license. Also, many people these days, especially those with kids, don't want strangers walking up in their yard and knocking on their door. There is liabilty for one. An agent could trip over a kids toy, then turn around an sue the homeowner.
