Jump and jump fast, there is usually a way to figure it out and I will find it if possible. It is much quicker and easier to safe a deal then start from 0 with someone new.

Not sure who the closer is, as I do it all myself.  If there is a problem with lender, title/escrow officer, etc I like to focus on what I can do to help resolve the problem.  That is more productive than spending time pointing fingers and assessing blame.  I try to communicate with all parties through out the transaction to cut down on "problems".

Often it is a panic call from past clients who bought some property from another agent not thru me. The calls are legal in nature. I tell them a lawyer or police may be able to save the spaceship..... 

Those have termite, appliance issues I do not mind give them a referral... That fits in my role.

Everything looks easy out of the gate, but bumps in the road come up and when they do, you want people in the deal that will get up off their hind end and find the solution.
