I like working with our local lenders. We have issues with water that can be quite unique. Local lenders know about them, and this makes it easier to get things done.

I prefer the local lender 2 to 1 over the national groups because they have proved they can do it faster and stay in touch.

I work with Guaranteed Rate because the Loan Officer that works from them is honest, has integrity and you can believe anything he tells you.  Plus he closes all of them he gives a pre approval on.  It is a national company with a local office.

Local is usually more familiar with the market, but larger banks have worked as long as they have a local office with a good loan officer.

In my experience with large national mortgage companies, I have always encountered delays or blown deadlines. I call and they say, your call is important to us, but you need to speak to Mr. or Mrs. XXX and they are out until Monday. Regional Banks have been a lot smoother experience with me so far.
