  That is a trigger term.  Read the Truth in lending laws for advertising.

 I have done this many times with great results. Best practices for me are

1. have a call capture number unique to the listing BECAUSE this will make sure all leads are trackable.

2. end it with a questions maker i.e. "$0 Down Home Loan available?" "How to buy for $0 Down?" etc. it increases calls and is a compliance buffer as it is not a statement or an offer but a question.

3. have the only 1 phone number on the yard sign, and that is the call capture number.

4. use of a font created with hand writing.

5. have it a seperate sign as the RE sign or if the RE sign will hold a BIG rider (18x24)

have it go to your call capture system where your prerecorded message can verbally state additonal disclosures with the sales message as well and have the call notification go to both the agent and the lender. As a lender I have found most agents don't have a good crm, don't use call capture and don't have a good accountabilitry and follow up systems. Of the closed deals that result from these calls my team is the one who is the first to follow up, put in crm and gather info to turn it into a paycheck by a factor of well over 10-1. We are grinders

I see this all the time in USDA eligible areas....I don't think there's anything wrong with it as long as you're making sure other verbiage is included to make the ad reg-Z compliant.

These laws are in place to protect consumers, but many consumers still think you need 20% down to buy a home --- advertisements like this are needed to inform people, but they need to be done right.

If the sellers say it's ok, and they really do have 100% financing programs, and the intent is to get that listing sold, it might generate some calls. I doubt it works, because most buyers are already going to have a lender that they are working with, and their lender might also have 0 down loans available.

Daniel W. Hayes - sometimes the listing agent partner with lenders for marketing purpose. I have seen it at few listings. Never used it myself.

Though not sure if you are violating RESPA or anything else.

Daniel, WHY ARE YOU EVEN CONSIDERING THIS?

It's a great deal for the lender.

What IS the lender doing for you that makes you think you are obligated to trash the homeowners yard with a 100% sign. It is your answer to this question that is of concern to RESPA.

If you are still considering obeying the lender, you will find it of great importance to know how many 100% loans this lender has granted and the requirements of such a mortgage.

With the lenders sign in the yard you need to understand, the lender is getting YOUR leads. Not a good idea.

You may want to check with a lender you know, things can get very tricky. I know once you mention anything that involves financing you have to print all the terms somewhere.

I don't see this any different that giving a referral to a particular lender as long as you are not being paid to do it or given something of value.
