I do tweet and post new listings on instagram and twitter. I have had the occassional business contact from twitter, none from Instagram, but still showing new listings keeps in the folks I'm connected with there knowing I'm in real estate. Facebook I've some success with (especially in community groups)

InstaGram? No. It's useless for business marketing in my opinion. You may get "likes" or "followers" but they don't convert to business.
Twitter? No again. Nobody reads Twitter for real estate property info. Even if they follow you they don't see what you post unless your a celebrity nobody really cares.

They are a good way to boost the seo of your blog posts, but unless you have a huge following it is not likely to find the buyer for your listings.

Success on social media sites depends on how you take advantage of the opportunities.
Use Facebook groups to create conversations with your community. Use Facebook pages for your listings and business promotions. Use your personal Facebook timeline to build personal relationships. Tweet your blogs and your messages to those readers.

yes on fb . I think if you you have the time to do all 3 well then do it. i focus my energy on one. The reason I think fb has worked well for me is people tag me in posts of friends looking for an agent as well as messages I saw your posts can you help me sell my home etc.

Melissa: I have generated a lot of sales from my FB presence but none that I can directly attribute to Twitter or Instagram. I do use Twitter to drive traffic to my WP blog so indirectly it has contributed to new clients. I have an Instagram account but have not gotten serious about using it for RE purposes.

I think it is a great way to get to know a few things about people and check in, possibly on a future lead. I have a Fb page as well as several non branded pages I use to market with. The non branded sites have brought me leads my Fb business page has not really brought many deals, but its still small because my personal FB site is small too. However I think that when people check you out on the search engines you have got to be out there in a wide range to appeal to everyone. Unless you are like Anita Clark with her wonderful facebook fridays. Now she knows how to do it, I still have not figured out how to leave a post on someones page on the left side where I see people doing that. But I am sure someone will let me know now! LOL

It may raise people's awareness that you are out there, but I have not heard of any viable leads as a result of Twitter or Instagram. As far as FB is concerned, some have had those, not enough for us to recommend to spend a lot of time on the platform. A recent stat from the Inman conference talked about the return on Internet leads, it ammounted to ! to 2% of an agent's income. A

I dont generate any business from any of the social media sites but I think of it as a way to establish credibility. With today's younger buyer, if you are not online, you are irrelevent.
