We will see recession and recovery from now until eternity. The one we had in 1990 was terrible and in 1994 an earthquake hit to compound it here in Southern California. The present problem is always going to be the worst one because it's going on now.

The bubble is building, builders paying 10% commission on new construction for properties being sold near disney, I think that is an indicator of the future insanity to come.

I think we are in a shift right now - at least in my market. The adjective I hear most from agents is "wierd" to describe conditions since late May/early June. Hoping fall is better.

I think we will see a change but nothing like 2006. Many of the reasons that happened have gone away.

Michael - We have not seen the home values jumping that high in my area, although there has been a gradual growth. I do not see a shift happening here, but sounds like Colorado may have some overpricing going on with their limited inventory.
