I wish that I knew the answer to this Daniel.
I am hiring a secretary and it is amazing how many fail the first test by submitting their resume in a pdf file when the instructions clearly state that Pdf files will not be accepted.

i hate to say it, but they know the rules. 1) they are bored and do very few deals so they are excited. the rent is due soon. 2) they are used to idiots not following the rules so they ask if you are 3) & 4) see number 1 . :) dont quit..go postal ! or have a beer like i am

I have to say I always call and ask if a home is still available and if there are any offers on it. WHY becuase quite a few agents do not change it to pending and i dont want to waste my time showing it an dwriting an offer on a home aready under contract. My buyers appreciate it and so do their emotions.

Susan Emo - I have read that some employers put various job application requirements into job ads to see if the applicant can follow directions. In Bob's case, he likely specifies that PDFs will not be accepted to see if the applicant can follow simple instructions or a series of instructions. Since the applicant doesn't follow the no PDF instruction, the applicant is not considered for the position.

We publish every piece of information available about a listing in a Private Realtor Document that is attached to every one of our listings. That includes a statement about the MLS ALWAYS being up to date for our listings. If the agent ignores the document, or doesn't believe it, they can call or email. If they call the (agents only) number in the MLS, they get a voicemail message reminding them that we keep the MLS updated for all our listings. They can also email - and the confirmation autoresponder that their email was received also reminds them of the above. When we introduced this some time in 2009 there were loud squawks. Now - it's been a good 3 years since we've heard any wingeing about it!

Well, not everyone follows rules. Many agents do not. For example I just was surprised to see a house I closed, as a selling agent, about 2 month ago still pending in MLS. But MLS rules, we must change a status in 3 days max.

Daniel - I will tell you why agents call all the time; it's because other agents do not follow the rules. I used to not call ahead, and I would end up showing homes that already had accepted offers on them, and it got very frustrating for me and my buyer clients. Also, now that I have started calling, I am getting listings that show active that already have offers on them, and some of my clients do not want to compete, so they don't even want to see those homes.
It is amazing to me how many agents do not update their listings, but I have learned that I need to call ahead if I am going to show anyone a property. I hate wasting time (as well as looking stupid to my clients, and wasting their time), so that is just the way it has to be.
