Very rarely, but more often get buyers who have dumped their agent...mostly after they realized that the agent what not really working for them.

I've had a couple this year. And one who found out his unresponsive agent was part-time. Ironically, that agent worked under a very prominent and high-visibility agent with a large staff of buyer agents and assistants. Still haven't quite figured that one out!

One of my very first transactions started off with the words -- our agent left town and didn't leave anyone to look out for us...
When people in my office heard about it -- they told me the buyers would leave me once their agent came back. Although the search wasn't quick -- they did find a home through my efforts.

Very infrequently. Mostly I get calls from buyers who are trying to abandon their agent.

A few and I did not always agree to work with them.

this is a sign of the times.... inventory is scarce and buyers who do not JUMP are being cut loose....someone will make the sale....

Met one yesterday.
It was the third agent this buyer has been with visiting my listings.
It is highly likely when the agent is advised of this buyer loyalty that a fourth will be in play.
It would be advisable for agents to create a loyalty program.
But, we should all be aware that the 'interfering father' may have caused previous agents to conclude this buyer is not worth the time required. What a shame.

Hey Ed I think this is a very "Miami" thing. I get it often.

Ed - I have not heard of this happening in my area, but I would certainly be willing to work with any buyer who had been abandoned.

actually got one this week...2 agents met with client, then never returned calls. I met with them, got listing to sell commercial space, and we are talking about selling her current home and purchasing another. My gain!

Yes, Ed, in just about any service business there are plenty of clients that have been let down by their previous provider.

Sometimes they previous agent does abandon them but often the previous agent didn’t demonstrate any expertise.

More like buyers and sellers where the agents don't return calls in a timely manner.

Ed Macias This does happen. However, there is often two sides to every story.

About 15% of my business consist of buyers who agents disappered. 5% of the buyers that call me I understand why their agent abandoned them.
