Yes, I ask agent to please press the showing request button. Then the agent must call me for the code and confirmation that the property will be shown and feedback requested. I had couple of agents show the home and some doors and lights were left on. I had to change the combo and entrance procedures.

We don't use showing centers.  Agents call the office to schedule the appointment.  Depending on the particular listing requirements, the office may need to have me involved in the scheduling.  The agents cannot access any property without scheduling as lockboxes cannot be opened without a code.  The issue is no different between vacant or occupied listings.

Yes it is still someones property and I use the showing center software to keep track of who shows it and feedback.

Yes. I like to track the traffic AND in case theres a NEW issue with the home I would know who was there last.

I also moniter my vacant listings to make sure agents are NOT sending clients over without themsleves present. That is just not right.

Yes, I want to know who is showing and when. At that time I can highlight the features of the home AND give a heads up regarding if feedback will be solicited.

No, I will not use a showing service or the receptionist at my brokerage.

A continuing issues exists with buyers agents being the LEAST qualified in showing THAT house and buyers agents have clearly exhibited the reluctance to READ the information provided regarding the house. Do you what 'this person' to be your representative and violate your agreement with the homeowner?

What a vacant homes does is reduce the need for me to be present for all showings. However, the need to be present is significant for several reasons:

  1. Present the home properly
  2. Inspect the condition of the home in case calamity has occurred
  3. Collect buyer observables for pro-active initiative.
  4. Create competitive showing environment
  5. Insure the home is secure when showing is over.

Maybe that way it doesn't get double booked if it's a popular property? You bond with the agent? Could be upsides. But if I have an empty listing on a lockbox it's not necessary if I say so on the MLS.

Debbie - Showing centers are not very common here, and typically agents don't care about calling to schedule a showing on a vacant home. Our Supra lockbox will record who enters, and when.

I don't require an appointment or phone call prior to showing a vacant listing.  The lock box is registered to the property and I'll be notified via email who entered the property and when.

Totally depends on the property.  If it's unfurnished and no one will be there period, except other agents then I might put "show anytime, be courteous if another agent is there and wait please", but in my market we have many vacation/second homes that are mostly vacant, but still furnished and buyers are sometimes there when I don't expect them to be. For those I still want a call so that I can make sure it will be empty.
